In the past, garages were often separate buildings from the house (“detached garages”), almost resembling modern sheds. On occasion, garages would be built with an apartment above them, which could be rented out. As automobiles became more popular, the idea of attaching garages directly to the home grew into a common practice. While  persons with  separate garages must walk outdoors in every type of weather,  persons with attached garages have a much shorter walk inside a building. Garages have become an important criteria for home purchasing, so it stands to reason there have become many new additions to garages in order to improve their functionality.  Also, garages are not just for storing your vehicles any longer.

No matter whether or not your garage project is going to be an attached garage to your existing house or a detached garage the same questions should be asked & considered before proceeding to the next step of getting contractor bids.

Garages; what questions should you ask yourself?

1.) What is going to be the primary use of the garage? (Vehicle storage or work space)

2.) If it’s work space, what type of work space,  working on your own personal vehicles or lawn equipment etc. or a place for working of home projects.

3.) Does the garage need to be insulated?

4.) Does the floor need to be heated? (Heating a concrete floor can be one of the most economic ways to heat your entire garage.)

5.) What types of floor finishes are available for the purpose of the garage?

6.) If it’s for storage what types of storage systems are available that will best utilize the given space?

7.) What will be the electrical requirements for the garage? (Will you need to run large pieces of equipment like an air compressor or a welder?)

8.) Will you need to have water for any reason say for a slop sink or to run a pressure washer for auto detailing?

9.) Zoning codes need to be addressed as well, some municipalities do not permit detached buildings from house, and even some subdivisions do not allow it?

1.) With a digital camera take some pictures of the proposed work area (be sure to include pictures of the area that will be used to access the work area from in between your house & your neighbor’s house)

2.) Make a rough drawing of the location of the where the new garage will be if it’s going to be attached to the house. Be sure to include the follow measurements: if there is an entrance that will be used to access the house from the garage the distance from the ground to the bottom of the thresh hold of the door entrance, the distance from the top of the peak of the roof down to the top of the wall, the distance the house to the property line. If the garage is going to be a free standing garage away from the house, be sure to include the measurements of the proposed location and to the nearest property lines or easements.
